Meeting with your Architect/Designer is the first step in the design phase

of kitchens and family rooms as the favorite hangouts for family and guests.

  Luxury house plans often exhibit features that may necessitate decorating with marble and granite,

the so-called set in stone.   Your Architect/Designer which you choose to develop your

luxury house plans will help you create an air of sophistication and panache.  Historically,

marble and granite have been the materials of choice for monuments, luxurious palaces and villas. 

When incorporated in your luxury house plans, the natural characteristics of these stones, such

as random patterns, color variation, and durability, make them visually interesting and inspirational. 

This may explain that what was once considered high style is still considered the best material to

express luxury today. There's a certain magic about the use of marble and granite, no other

material even comes close.  The use of marble in luxury house plans is so interesting because

of its mysterious patterning and coloring.  Granite is stronger, and may contain a speckling of

mineral deposits that shine and sparkle like diamonds.  Besides their aesthetic beauty, these stones

were used to build entire temples like the Parthenon and the Colosseum. The stones continue to be

used for their visual strength and durability. Remember that in building your luxury house plans,

these stones can be used for cladding walls-not only for floor treatments.  This material is so adaptable

that it can be carved, sculpted,  or split to get a textured finish.  Marble and granite are now available

in a wide array of colors , sizes and shapes. So today, your imagination is your only limit in using these

stones in your luxury house plans.  Marble and granites can be used throughout the home, from flooring

to bathrooms and kitchens. Other stone projects to consider are architectural embellishments such

When you schedule a meeting with your Architect/Designer it is important to discuss

planning a space for your fireplace.  It is wise to consider the location of the fireplace

in a new home during the planning phase because its location can affect how well the

chimney draws the smoke out of the house.  Remember it takes only slight pressure

differences between the top of the chimney and the interior of a house to suck the

smoke back down into a room.  When you're  planning the fireplace design for your new

home, try locating the fireplace on the side facing the prevailing winter winds,

which in most cases will be the west and northwest.  Should your new home plans

be built in a low area surrounded by hills,  the wind direction may be different. 

The main reason to locate the main fireplace in your home toward the prevailing

wind is for combustion air. With higher air pressure on the side of the house facing

the wind, the outdoor combustion air will be slightly pressurized. The air pressure

difference will help force the smoke up the chimney.  Another important consideration

in your fireplace design in home plans is to try to avoid locating the fireplace adjacent

to tall upwind trees, because as wind sweeps up and over trees the air may create a

downward rolling action that impedes the smoke from exiting the chimney.  Locating the

main fireplace in the center of the home is a good idea.   The chimney itself will stay

warmer, especially when there is no fire burning, than when it is located on an outside

wall.  Then, less heat is required initially from the wood  to create the natural updraft

in the chimney.  Another advantage of an interior chimney is energy efficiency.  Instead

of losing all that heat from the hot smoke to the outdoors, the heat from the chimney

stays indoors.  This will reduce the heating load on the furnace or heat pump and lowers

heating bills.  Remember a smoking fireplace can ruin the ambiance and pleasure of a

crackling fireplace.

Your Architect/Designer will be able to help you design a special laundry room for your new house plan. 

The laundry room does not have to be a dark or boring place.   It can be a place where you actually like to spend time. 

Your specially designed house plan will enable you to end up with a laundry room that you love going into because

it can be done creatively by your house plan designer.  Your designer may advise you to accessorize away.  Meaning,

find fun things to put into the room.  Many of these can be designed in the house plan design process.  Matching ,

colorful storage bins are one example.  You may also choose to use baskets and area rugs with colorful patterns. 

Creating visual moments on counters can be done by adding coordinating canisters for detergents or other

cleaning products. The goal is to make the space stylish while keeping the room practical for everyday use. 

Another goal is to discuss proper lighting in your laundry room.  Your house plan designer is trained in this area. 

You may want to use lighting that will warm up the space and make it more comfortable, such as easy-to-install

halogen track lights. This type of lighting is great for directing light onto work areas.  You may also want to think

about nice pendant lights over a "folding counter" or island to add some visual interest to the room.  Choose a

color you love for your laundry room.  The next consideration is to bring in some sound.  Discuss this with the

designer of you new house plan.   The new house plan can be created with a space specifically designed

to accommodate a small sound system which will make the time spent there more enjoyable.  You may want to

consider a special area in your laundry room to display family photos or to display your child's artwork.

The point is to surround yourself with things you love so doing the laundry can feel like fun.

Builder Confidence Continues Improving in December

December 18, 2012 - Builder confidence in the market for newly built, single-family homes rose for an

eighth consecutive month in December to a level of 47 on the National Association of Home Builders/Wells Fargo

Housing Market Index (HMI),released today. This marked a two-point gain from a slightly revised

November reading, and the highest level the index has attained since April of 2006.

“Builders across the country are reporting some of the best sales conditions they’ve seen in

more than five years, with more serious buyers coming forward and a shrinking number of vacant and

foreclosed properties on the market,” observed NAHB Chairman Barry Rutenberg, a home builder from

Gainesville, Fla. “However, one thing that is still holding back potential home

sales is the difficulty that many families are encountering in getting qualified for a

mortgage due to today’s overly stringent lending standards.”

“While there is still much room for improvement, the consistent upward trend in builder confidence over the

past year is indicative of the gradual recovery that has been taking place in housing markets nationwide

and that we expect to continue in 2013,” noted NAHB Chief Economist David Crowe.

Derived from a monthly survey that NAHB has been conducting for the past 25 years, the NAHB/Wells Fargo

Housing Market Index gauges builder perceptions of current single-family home sales and sales

expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate

traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each

component are then used to calculate a seasonally adjusted index where

any number over 50 indicates that more builders view sales conditions as good than poor.

Two of the HMI’s three component indexes are now above the critical midpoint of 50.

The component gauging current sales expectations rose two points to 51 in December,

while the component gauging sales expectations in the next six months slipped one point, to 51.

The component measuring traffic of prospective buyers increased one point, to 36.

     As you meet with your Architect/Designer to begin your preliminary house design plan to discuss

your home office.  Your home office should be designed to provide both comfort and productivity. 

You live in a connected society-connected through e-mail, social networks, video conference technology,

instant messaging, smart phones, etc.   Many of us work in our homes at least a few hours a week. 

Having a dedicated office space can help you stay productive , efficient, and organized.  This is why it is

important to think through how the space will be used and to ask yourself these questions. What activities

will take place in the space?  Who will be using this area?  What are the storage needs?  What time of day

will it be used most often?  Where in your home will be the best place to have your home office designed? 

What type of connectivity/technology will be necessary for this space?  Once you have your answers it is time to

start your design process.  Remember, a home office should be comfortable, but not so casual that it lacks structure

and function at the expense of productivity.   Plan for your office storage to be orderly and organized.  Good lighting

in a home office is essential.  Overhead lighting is helpful, but your desk and workspace should also feature a few task

lights for reading, writing, and computer work.  Adding a table lamp can add a homier feel.  The amount and type of

lighting really depends on when you'll  be doing the bulk of your work and can vary drastically throughout the day. 

Installing light dimmer switches and adding window treatments can keep light at optimum levels.   For your personal

September new home sales increased 5.7% to an annual rate of 389,000, the highest level since the home

buyer tax credit expired in early 2010. The three-month moving average of new home sales has increased

steadily for over a year as more housing markets begin to see rising home prices and improving consumer

sentiment.
The months’ supply of new homes for sale fell to a seven year low of 4.5 months as the pace of sales picked

up but the inventory advanced by only 2.000. The number of completed homes for sale ready for immediate

move-in remains at a record low of 38,000 as builders remain cautious about building ahead of the market

and as credit access remains tight.
Median home price increased 11.7% from September 2011. The price increase is primarily a result of larger,

move-up homes being sold rather than an increase in home prices. Move-up buyers with equity and the ability

to pass rigid credit checks are a larger share of the market and tend to buy more expensive homes.

Some building material prices costs have increased in the past six months but home building remains

very competitive with the existing home market so the price increases are more likely a sign of different

homes sold than similar homes costing more.
There was a strong regional variation in home sales with the largest region, the South, advancing 16.8%

while the second smallest, the Midwest, fell 37.3%. The Northeast and West advanced 16.7% and 3.9%

respectively. Monthly regional data do fluctuate significantly and quarterly averages may be a better gauge

of regional activity. On a quarterly basis, the Northeast was up 18.5%, the Midwest was down 8.2%

returning to levels last seen in early 2012, the South was up 4.9% and the West was up 4% from the

second quarter to the third quarter.

October 18, 2012 - Sparked by rising home prices across much of the nation, the housing recovery is now under way, but fiscal uncertainties and other challenges could result in a bumpy ride in the coming months, according to economists participating in yesterday’s National Association of Home Builders (NAHB) webinar on the construction and economic outlook.

“We’re seeing a more robust housing sector than many other parts of the economy,” said NAHB Chief Economist David Crowe. “One of the reasons is we have finally begun to see on a national scale that house prices are picking up again.”

Crowe cited a number of other factors that are carrying the housing momentum forward. These include:

• Pent-up household formations
• Rising consumer confidence
• Increasing builder confidence in all three legs of the industry: remodeling, multifamily and single-family construction
• Growing rental demand
• More than 100 metros currently on the NAHB/First American Improving Markets Index

However, Crowe offered several cautionary factors that continue to put a drag on housing activity at this time – including builders who are experiencing difficulties in obtaining production credit, qualified buyers who are unable to obtain mortgage loans, inaccurate appraisals, seriously delinquent mortgages that are at least 90 days late or in foreclosure, and a limited inventory of developed lots in certain markets.

Other causes contributing to uncertainty in the marketplace include the looming “fiscal cliff” that will trigger mandatory budget cuts and tax increases at the beginning of next year, pending Dodd-Frank Act regulations that are making financial institutions hesitant to lend since they don’t know how the new rules will affect them, tax reform, and the future role of Fannie Mae and Freddie Mac in the nation’s housing finance system.

NAHB is forecasting a 21 percent increase in single-family starts this year to 528,000 units and a further 26 percent climb to 665,000 units in 2013.

Multifamily housing starts are expected to rise 26 percent this year to 224,000 units and 6 percent in 2013 to 238,000 units.
Optimistic Housing Outlook

Expressing a more bullish outlook on housing and economic growth, Mark Zandi, chief economist for Moody’s Analytics, forecast that GDP growth will range in the 2 percent range this year and next and “double that growth closer to 4 percent in 2014 and 2015.” At the same time, he expects job growth to go from two million per year to closer to 3 million in 2014 and 2015.

“A big part of this optimism is the housing market,” said Zandi. “I expect 1.1 million total housing starts in 2013, 1.7 million to 1.8 million in 2014 and over 1.8 million in 2015.”

Zandi noted a range of assumptions behind this rosy forecast, including the expectation that mortgage rates would remain very low, the availability of housing credit will improve as private mortgage lending begins to pick up, and the job market gains traction as policymakers work to resolve fiscal issues, which will ease market uncertainties.
Specifically, Zandi cited three critical fiscal policy concerns:

• The fiscal cliff. If policymakers do nothing, the combination of pending tax increases and spending cuts set to take effect in January could produce a fiscal drag of four percentage points, Zandi said, which would throw the economy back into recession. “Hiring will remain weak until this is resolved,” he said.

• Treasury debt ceiling. By late February or early March, the Treasury is expected to hit its debt ceiling. A failure to raise the ceiling would prevent the U.S. government to borrow to meet its existing legal obligations, including the issuance of monthly Social Security checks.

• Achieve fiscal sustainability. Zandi said that federal government expenditures as a percentage of GDP is 24 percent and revenues is 17 percent. He said this seven-point gap needs to be slashed to closer to two percentage points of GDP. “We need spending cuts and tax revenues to narrow future deficits,” he said. “If we can’t do that, bad things will happen.”

Acknowledging that these challenges won’t be easy, Zandi said his forecast is based on the assumption that Democrats and Republicans will eventually strike a deal on these contentious issues because each side has much to lose. Democrats, he said, don’t want to see tax cuts for the wealthiest Americans and Republicans don’t like the defense cuts mandated by sequestration.

If the nation has the “political will to address the fiscal issues in a reasonable way, I think we will be off and running,” said Zandi.

A Gradual Climb to Normal

Delving into the state statistics behind the national numbers, Robert Denk, NAHB’s assistant vice president for forecasting and analysis, cited a range of differences among the states in the amount of pain suffered during the recession and the progress that is being made in recovering.

The hardest hit states -- such as Arizona, Florida, California and Nevada -- bottomed out the furthest during the downturn and still have much ground to make up.

Meanwhile, several energy producing states – North Dakota, Texas, Oklahoma, Montana and Wyoming – will be back to normal levels of housing production by the end of 2014.

On a national basis, housing starts are projected to get back to 55 percent of normal production by the end of next year and 70 percent of normal by the end of 2014, Denk said.

October 17, 2012 - Nationwide production and permitting of new homes rose sharply in September to their highest levels in more than four years, according to newly released figures from HUD and the U.S. Census Bureau. A 15 percent gain brought the pace of new housing construction to a seasonally adjusted annual rate of 872,000 units, while an 11.6 percent gain brought the pace of permit issuance to 894,000 units. These were the strongest numbers seen in both categories since July of 2008.

“Builders are responding to the rising demand for new homes as consumers begin to feel more confident about their local markets and put back into motion purchasing plans that were on hold during the recession,” said Barry Rutenberg, chairman of the National Association of Home Builders (NAHB) and a home builder from Gainesville, Fla. “Yet, while September’s surge in activity is certainly encouraging, we need to remember that we still have a long way to go back to a fully functioning market -- and in order to get there, significant challenges must still be addressed in terms of credit availability and appraisal issues, as well as the increasing cost of building homes due to rising materials prices and a declining inventory of buildable lots.”

“Today’s strong report corresponds with the significant gains we’ve seen in builder confidence over the past year, and confirms our view that a housing recovery is solidly underway in a growing number of markets nationwide,” added NAHB Chief Economist David Crowe. “That said, we are now almost at the half-way mark in terms of what would be considered a normal amount of new-home construction in a healthy economy, and we need to see consistent improvement like this over an extended period to get back to where the market should be in terms of generating jobs and economic growth.”

The overall gain in new-home construction in September was reflected across both the single- and multifamily sectors, with the first posting an 11 percent gain to a rate of 603,000 units – the best pace since August of 2008 – and the second posting a 25.1 percent gain to 269,000 units – the best pace since September of 2008.

Combined single- and multifamily starts rose in all but one region of the country in September, with a 6.7 percent gain in the Midwest, a 19.9 percent gain in the South and a 20.1 percent gain in the West. Only the Northeast posted a decline, of 5.1 percent.

Issuance of new building permits, which can be an indicator of future building activity, also registered significant gains in both the single-family and multifamily sectors in September. Single-family permits rose 6.7 percent to a seasonally adjusted annual rate of 545,000 units while multifamily permits rose 20.3 percent to 349,000 units. In both cases, these were the highest permit numbers since July 2008.

Regionally, permit issuance rose across the board in September, with the Northeast posting a 6.0 percent gain, the Midwest posting a 19.5 percent gain, the South posting a 10.5 percent gain and the West posting an 11.3 percent gain.

October 16, 2012 - Builder confidence in the market for newly built, single-family homes edged slightly higher for a sixth consecutive month in

October, according to the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today. The latest,

one-point gain brings the index to 41, its strongest level since June of 2006.

“Many builders are reporting increases in the number of serious buyers visiting their sales offices, and the overall confidence

measure is much higher than it was at this time last year,” noted NAHB Chairman Barry Rutenberg, a home builder from

Gainesville, Fla. “The concern is that, even though demand for new homes is rising, overly tight credit conditions are still

constraining new building and new purchases at a time when that kind of economic activity and the job growth it generates

are greatly needed.”

“The slight gain in builder confidence this month is an indication that, while still moving forward, the speed at which the

housing recovery is proceeding is being moderated by the various constraints such as tight credit, difficult appraisals

and more recently, the limited inventory of buildable lots in certain markets,” explained NAHB Chief Economist David Crowe.

“These are the complicating factors that make it difficult for builder confidence to reach and surpass the 50-point mark,

at which an equal number of builders view sales conditions as good versus poor.”

Builder confidence continued to improve in three out of four regions in October. Looking at three-month moving averages,

the HMI gained two points in the Midwest and West to 42 and 44, respectively, and three points in the South, to 39.

A three-month moving average for the Northeast’s HMI held unchanged at 29.

presenting your ideas to the professional you have selected to prepare a

well-thought-our design.  Sometimes psychology is at play in the beginning

design phase. Have pictures or images of a particular design element to

present to your Designer.  This will help them in many ways.  It may be a

memory or idea from your past that you want to incorporate in your new

house plan design.  You may decide to show a particular furnishing or work

of art that you want to incorporate and your Architect/Designer will need exact

measurements for furniture placement in your rooms and wall space to

accommodate your special art.  The ultimate design of a home should be

reflective of those who will live in the house plan.  Good house plan design

philosophy creates a great design that everyone loves.  Your Designer's vision

for your new house plan design is a starting point.   Work with them to achieve

your dream.  If there are specific items you want to include be sure your

Architect/Designer knows about them early on.  This will speed up the

entire design process.

Mustard will be a key color this fall.  Think about adding a mustard

table runner and change up your dinnerware  and placemats  to bring your

table from light and airy to warm and welcoming.  Replace limes and lemons

in your glass vases with citrus with artichokes and pomegranates for a fall

final touch to your table decor.  Those who like having feng shui elements in

their home plans will be happy to know that gold is making a comeback. Try

mercury or gold canisters, vases and accents.  Bring out your gold and silver

earlier to bring that shiny pop rooms will need. 
The last touch your home plans need to transform from summer to fall is mood

lighting.  it has been recommended to use energy-efficient LED lights and bulbs.

Adding thicker curtains to keep the cold out in the fall and winter seasons necessitates

making sure key areas are well lit.  In an area of your home plan where you do not

need much light , go for the dimming effect.  You may decide to change your lamp

shades if you can't dim your lights.  Make your living space as cozy as you can while

saving energy at the same time.

Home interior decorating can take your home plan from summer to fall.   Bringing your

home from summer to fall is simpler than you think.  The process all begins with taking

inventory of your home to determine which items you can eliminate or simply switch

and where you can add.  A good place to start is with anything fabric.  You can

change your couch covers, pillows, and your throw blankets, add a duvet to your bed,

change your window treatments or bathroom towels, or simply add a table runner to

bring fall into your home.  Your home plan is special.  Choosing earth tones such as

reds and browns will add depth and give a feeling of warmth.  Navy blue can also be

a great color to add in fall to transition to winter.  Changing your pillows or blankets

will help develop an accented atmospheric change.  Looking at your window treatments,

consider a heavier fabric with the possibility of using prints.  Paisley is ever-popular. 

It can be used on curtains, pillows, or even an arm chair that can nestle nicely in an

unused corner of your bedroom or living room.  Bird prints are making their way in

homes via lampshades and even carpets.  One important way to keep the cold away

is by adding rugs.  Overlapping rugs is a trend that can bring contrasting elements

together, while unifying sections of a room.  For instance, you can take a bamboo

or wicker rug and overlap it with a more classical rug to enhance your home plan. 

This will bring contrast, color, and texture to the room you select.

List of Improving Housing Markets Eclipses 100 in October
 

 

October 4, 2012 - A total of 103 housing markets across the United States qualified to be listed

on the National Association of Home Builders/First American Improving Markets Index (IMI)

for October, released today. This is up from 99 markets listed as improving in September

and is the largest number of metros on the IMI since it was created one year ago.

A total of 33 states and the District of Columbia are represented on the October list.

The index identifies metropolitan areas that have shown improvement from their

respective troughs in housing permits, employment and house prices for at least

six consecutive months. Markets added to the list in October include such

geographically diverse locations as Santa Cruz, Calif.; Pocatello, Idaho;

Abilene, Texas; and Savannah, Ga. “While 11 new housing markets were designated

as improving in October, 92 metros retained their spots on the IMI and just seven slipped

from the list,” noted Barry Rutenberg, chairman of the National Association of Home Builders (NAHB)

and a home builder from Gainesville, Fla. “This is an encouraging sign that the housing

recovery is proceeding at a steady pace as firming prices and employment help

spur new building activity, which in turn generates new jobs

and more home sales.” “The fact that most markets are maintaining their spots

on the improving list from month to month is an important indication that the recovery trend

is solidifying,” agreed NAHB Chief Economist David Crowe. “At the same time, overly tight credit

conditions are certainly constraining consumers’ ability to purchase homes as well as builders’

ability to construct them.”

“The expansion of the improving markets list to more than 100 metros marks an

important milestone on the road to recovery,” noted Kurt Pfotenhauer, vice chairman

at First American Title Insurance Company. “For potential buyers across the country, it is becoming

increasingly apparent that now is a good time to explore a new-home purchase.”

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic

health. The index measures three sets of independent monthly data to get a mark on the top improving Metropolitan

Statistical Areas. The three indicators that are analyzed are employment growth from the Bureau of Labor Statistics,

house price appreciation from Freddie Mac and single-family housing permit growth from the U.S. Census Bureau.

NAHB uses the latest available data from these sources to generate a list of improving markets. A metropolitan area

must see improvement in all three measures for at least six months following those measures’ respective troughs

before being included on the improving markets list.

A complete list of all 103 metropolitan areas currently on the IMI, and separate breakouts of metros newly added to

Cost of Constructing a New Single-Family Home in 2011

NAHB recently published the latest construction cost survey.  This survey data shows that while the average

price of a single family home has dropped over the last two years,

the share of that price which goes to construction cost and finished lot cost has not changed significantly.

The average price of a new single-family home in NAHB’s 2011 survey was $310,619, down from

$377,624 in 2009.  In 2011, the cost of construction accounted for nearly 60%

of the final sales price of an average home , while the cost of the finished lot accounted for 22%.

This was similar to results from our last survey in 2009.  Please keep in mind

that the average price of a new single-family home is a national number and

varies significantly by region.

Although the share of the price going towards the cost of construction has remained s

table over the last two years, the actual cost of constructing a new single-family home in 2011

is significantly less than in 2009.  The average construction cost of homes in the new survey is

$184,125, while the 2009 cost was $221,511. This is likely a result of the smaller

square footage of homes built in 2011.  The average finished area of a single-family home

declined from 2,716 square feet in 2009 to 2,311 square feet in 2011. When we divide

the average cost by the average square footage, we see that the cost per square foot of

constructing a home among surveyed NAHB members has remained around $80/sq ft

for both 2009 and 2011.

In addition to declines in the size of a home, profit accounted for an all-time low of just

6.8% of the final sales price in 2011. This is down from 8.9% in 2009.

We also asked survey participants to further breakdown the cost of constructing a new single-family home.  As usual, framing and trusses accounted for the largest share

of construction cost in 2011 homes (13.5%). This was followed by excavation, foundation and backfill (9.3%), plumbing (6.0%) and cabinets and countertops (5.6%).

HVAC, siding, tiles and carpet, electrical wiring, and drywall each accounted for between 4% and 5% of total construction costs.

.   What's included in my house plans set purchase?
Answer:
Study set: A study set of plans includes floor plans and elevations only and are not for use of construction. They are intended for you or your builder to use to help you decide if the home you have chosen will fit on your lot and into your budget.
Construction sets: This includes 5 to 8 sets  of plans which include all four exterior views, complete floor plans, a basement or foundation plan, a roof plan, building sections, and any other details necessary to explain how to build your home. This is the basic package that you need to obtain a building permit, secure your financing, and to actually build from. 
Reproducible Set: These are modifiable originals for customers/builders interested in having a local designer make changes to the design of the plans. Only the original purchaser has the right to build one home from the plans purchased, you may not rent, lease, loan, give, transfer or sell copies of the plans.
CAD Set: A full set of Construction drawings in Auto-cad. These can be used by your local architect or designer to make changes to the plan.

2.  Can I modify  stock house plans? How long will it take?
Answer:
Yes, we offer modifications to our plans . We offer free modification quotes and our rates are very reasonable. At Dallas Design Group we understand that you want your plan to be modified to suit your exact needs and any of our house plans can be changed accordingly. Please let us know which plan you are interested in modifying and give us us a call at 1-972-907-0080 for more information.

3.  Can I purchase a plan and have it modified by someone else?
Answer:
Yes, if you purchase a CAD set or Reproducible vellums you can take those plans to a local draftsman or Architect to have changes made.

4.  What do I do after purchasing my plans from you?
Answer:
The first thing you should do is contact your local building department to find out exactly what is required for permitting. Some areas require an engineer or architect to sign-off/seal their approval to meet local building codes.

Then decide if you want to go with conventional lumber for your floor and roof system or engineered prefabricated trusses. Conventional floor and roof systems may need engineering if required by your local building department. If choosing engineered trusses, you'll need to drop off one set of plans to your local truss plant or building materials center where they will furnish truss layouts and truss details. Generally, they provide this service as part of the truss price package.

You MUST get the specific requirements from your local building department. At DallasDesignGroup.com we provide  what's called the "design" and "working drawings". There are no engineer or architectural stamps/sign-off's whatsoever. Engineering is not provided with any plans and should be provided by your own hired, local Engineer.

The best place to start looking for an engineer or architect would be your local phone directory since they would need to be familiar with YOUR local building codes.

Wind load, snow load and earthquake engineering would be YOUR engineer or architects responsibility.

5.  How many sets of house plans will I need to build my new home?
Answer:
We recommend that when purchasing your sets you always keep a full set for your records. Depending on your area, you will need a few sets for your builders / subcontractors, mortgage or lending institution, building department etc. The safest way to go is a 8 set minimum since blueprints can not be copied and are protected under copyright laws.

6.  Can I order more sets once I've placed my original order?
Answer:
Yes, individual sets are available after your original purchase and vary in cost depending on the size of the home and the number of sheets in each set. Call us @ 1-907-0080 and we will be happy to give you a quote on additional plan sets.

7.  Can you help me find a particular type of house plan?
Answer:

8.  What types of foundations are available for my house plans?
Answer:
Many times changing a foundation type is a very simple matter and can be done during construction. 9. : Can I order study set plans?
Answer:

11.  How do I order the house plans I like?
Answer:
Once you have chosen a plan that you want to order just follow the simple instructions on the price and general specifications page of that plan. You must choose a plan set.  Then proceed to checkout. Then click on add to cart and continue with the information needed. 12.  Do you have alternate elevations of the house plans I like?
Answer:
Most of the plans we offer have can have the elevation changed. Please give us a call for a quote.

13.  Can I see rear/side elevations or more artwork/pictures?
Answer:
Yes. Our designs have rear and side elevations available upon request.

14.  Tell me about the "living" square footage and room size info?
Answer:
Generally, square footage is calculated as the finished (dry-walled, painted, carpeted), under heat and air square footage. It would include footage from outside framed wall to outside framed wall (not including brick, siding, stucco etc.) and anywhere the floor joists would project, such as in a cantilevered (overhanging) bay window. Other things that are typically not included in a home's square footage are garages, front, back or side porches, courtyards, patio, etc. Basements are also not included in the square footage unless they are finished. All room sizes shown on floor plans are rounded off measurements.

15.  If I decide I don't like the house plans can they be returned?
Answer:
Unfortunately, no. Since it is possible to make illegal copies of the plans you received, we do not allow any refunds. You need to make sure of your order before placing it. It is also VERY important that you check the dimensions of your lot or land before selecting a house plan.

16.  Are your house plans available on CAD?
Answer:
Yes, our plans are available for purchase on disk or CD ROM.

17.  What codes do your plans comply with?

Answer:
Our plans are designed to specifications published by the International Building Code (IBC), and the Uniform Building Code, (UBC) . All of our plans are designed to meet or exceed the national building standards. Because of the great differences in geography and climate throughout the US and Canada, each state, country, county and municipality has its own building codes, zone requirements, ordinances and building regulations. Your plans may need to comply with the local requirements regarding snow loads, energy codes, wind loads, soil and seismic conditions and a wide range of other matters. Please check with your local building authorities before making your purchase.

18.  How many times can I build the plan I purchase?
Answer:
As a registered purchaser of a plan, you are licensed to build only one structure from the plans, regardless of the number of plan sets you purchased. If you intend to build a plan more than once, contact us at 1-972-907-0080 to obtain a quote for a multi-use license.

19.  What is mirror reverse ?
Answer:
A mirror reverse is exactly like looking at a set of plans in a mirror. All of the text is backwards. All of our plans can be mirror reversed for an additional fee.

20.  How can I check my order status?
Answer:
You will receive an email order confirmation immediately after placing your order. You will receive an email shipping confirmation along with a tracking number when your order is shipped.

21.  How long does it take to ship a set of house plans?
Answer:
Most plans are shipped by the next working day after placing your order. If any plan changes were requested you will receive a time-line from one of our designers with an estimated shipping time.

22.  What is a reproducible vellum?
A translucent paper that can be used to print erasible sepias/mylars which allows the builder/engineer to make modification and revisions and then reproduce them for your sub-contractors. If you plan to make modifications or revisions to the plans, our designers offer this set which comes with a Copyright Release Form. The Copyright Release Form gives you the permission needed to make your revisions / modifications and for copies to be made.

23.  Can we make copies of a plan when we purchase it?
Answer:
Generally, no. All of the plans offered on DallasDesignGroup.com are protected under copyright laws and can not be copied. If extra copies are needed please contact us @ info@dallasdesigngroup.com. The only exception is if you purchased a CAD set.

24.  Do you offer custom design work?
Answer:
Yes, please give us a call to schedule a consultation with one of our designers who can work with you on pricing and designing your new home.

25.  Do your plans come with a material list?
Answer:
No, full architectural drawings never include a materials list. This list is compiled by the materials supplier, you, and your builder. It is tailored to availability, suitability, and cost. Generic materials list which are often available with stock plan purchases, are of marginal use when getting an estimate, and of little to no use for bids or construction.

26.  What are home building codes?
Answer:
Building codes are safety regulations pertaining to how a building (commercial or residential) should be built. They are intended to protect both builders and home buyers from building an unsafe structure. They deal with everything from nail spacing to wheel chair accessibility. Many restrictions, regulations and inspections are regionally required due to soil conditions, weather conditions, etc. There are three major nationally-recognized model building codes that are all very similar in content in the United States: UBC (Uniform Building Code); BOCA (Building Officials & Code Administrators); and CABO (Council of American Building Officials). Every state, county and local municipality has adopted some form of one, any or all of these standard building codes. DallasDesignGroup.com plans all conform to the Uniform Building Code.

27.  Do these house plans meet my local building codes?
Answer:
Our house plans are drafted to meet average conditions and codes in the state of which they were designed. Because codes and requirements can change, and may vary from jurisdiction to jurisdiction, DallasDesignGroup.com cannot warrant compliance with any specific code or regulation. All of our plans can be adapted to the local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with the governing municipal codes (city, count, state and federal). In addition to the complete building plans that you order, you will also need a site plan that shows where the house is going to be located on the property. Your builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have energy codes that have to be followed. This normally involves filling out a simple form proving compliance. Now for the tricky one. There are some areas of the country that have very strict engineering codes. Examples of this would be earthquake prone areas of California or hurricane risk areas of the Florida coast. If you are building in this type of area, it is possible that you will need to hire a local engineer to analyze the house and provide additional drawings and calculations required by your building department. If you aren't sure, building departments always have a handout they will give you listing everything you need to submit for a building permit.

28.  Can a contractor, or I actually build a home from your house plans?
Answer:
Yes. Our plans include most everything you need to build, including elevations, floor plans, foundation/basement plans, electrical plans,roof plans, etc. Important details, such as where the home will be located on your site, and how the water, sewer, and electrical hookups are made is something you will need to address with your contractor and local building inspector. If engineering is required by your local building department you will need to contact and hire them on your own.

29.  How do I find a contractor to build my home?
Answer:
Start with the local phone book. You can also call your local Chamber of Commerce, Better Business Bureau and the local Home Builders Association to ask for recommendations. Ask friends and relatives in the area for their suggestions. Also, visit local model homes. Often the builders are there, and you can talk to them to see if they would fit your needs.

30.  How much will it cost to build the home I want?
Answer:
You will need a set of plans to present to your builder who will prepare a detailed estimate.

  Area rugs in luxury home plans can add style, and these rugs play an important role in the overall decor of a home. 

In history, the first area rugs were the fur pelts of hunted animals and this trend has

continued throughout the centuries and into our present day interior design.  When meeting with your

Architect/Designer it is best to discuss the areas where you will desire area rugs to be placed. 

When placed with a designer's flair, they will bring warmth, comfort, and personality to a space. 

Area rugs when used properly can help define an area and give an air of sophistication in your luxury home plans. 

Since these rugs can be used in almost any room,  a bedroom, living room, or dining room for example,

some people choose rugs just slightly smaller than the room. Others go with much smaller rugs to

perform a specific function, such as to warm cold flooring or even add acoustics to a large room. 

If you choose to use an area rug in an entrance hall or foyer, it is recommended that the rugs have a dense

print or pattern and perhaps dark coloring.  Oftentimes a seating area can be anchored with an oversized

area rug  or by placing a rug underneath a dining table,  Accenting with a unique rug, for example,

  There are many decisions to be made when you meet with your Architect/Designer

to begin the planning process for your new house plans.   As the design process

proceeds you need to begin thinking about the type of roofing material to be selected

for your new home.  There are many choices available and one to seriously consider is a

roofing material with real mettle.  Because of affordability and ease of installation,

asphalt shingles have long been the number one residential roof choice.  However,

in the newer house plans, metal roofs have slowly become a closer contender. 

Though metal roofs may cost more up front than asphalt shingle roofs, they can be

much more durable for your new home.  Their lifetime is pegged anywhere from forty to

sixty years, versus fifteen years for asphalt.  Metal roof manufacturers say that by choosing

a metal roof for your new home plans, that may be the last time most homeowners will have

to put on a roof.  Besides longevity, metal roofs also can be more energy efficient-a "cool"

solutions because reflective coatings can be applied to the base metal and reduce how much

heat enters a home.  Aesthetics are yet another plus.  Metal roofs come in a variety of

configurations , from standing seam to stamped panels and shingles.  With Kymar-based

pigments, they can add vibrant color that withstands strong sunlight for decades. 

It may be best to consider a higher-weight panel depending on the area where you plan

to build and always hire an experienced pro to install your metal roof since it takes more skill.

As you meet with your Architect/Designer to begin the process of designing your luxury house plans

think about the antiques that are your family's heirlooms.  Most home projects require at least a

few pieces of significant furniture.  In traditional home plans this means incorporating antiques or

antique reproductions.  You may want to rely on your interior designer to help you select pieces

which will make the most impact for your particular room or rooms in your luxury house plans. 

Be sure to consider the various styles of furnishings as the style selections will affect the overall

look and feel of the room or rooms.  When buying antiques for your new luxury house plans the

first rule of thumb is to always buy quality.  It is better to buy one item of remarkable quality

than to buy several items that are not as unique.  Allow yourself to be guided by experts,just

like the Architect/Designer you choose for your luxury house plans, you should trust in their

criteria and experience, and do not be afraid to ask for help.  Taking you time is so important;

do not be afraid to take your time in decorating the home you have just had designed.

Learn to trust your taste;  buy what you love but do your research.  Many homeowners are adept at

mixing antique objet d' art with ethnic, Oriental and even rustic pieces. Some Designers say this

will give your home soul. As the Architect/Designer did when preparing your luxury house plans,

go for symmetry and balance.  Items in pairs may give a bit of serenity to collections.  Remember,

just like your new luxury home, antiques bring enjoyment every day, but they are an investment.

Builder Confidence Continues to Gain Momentum in September
 

 

September 18, 2012 - Builder confidence in the market for newly built, single-family homes rose for a fifth consecutive

month in September to a level of 40 on the National Association of Home Builders/Wells Fargo Housing Market Index

(HMI), released today.  This latest three-point gain brings the index to its highest reading since June of 2006.

“This fifth consecutive month of improvement in builder confidence provides further assurance that the housing market is

moving in a positive direction, but there’s still a long way to go on the road to recovery and several obstacles are slowing

our progress,” said NAHB Chairman Barry Rutenberg, a home builder from Gainesville, Fla. “In particular, unnecessarily

tight credit conditions are preventing many builders from putting crews back to work – which would create needed jobs

-- and discouraging consumers from pursuing a new-home purchase.” “Builders across the country are expressing a

more positive outlook on current sales conditions, future sales prospects and the amount of

consumer traffic they are seeing through model homes than they have in more than five years,” noted

NAHB Chief Economist David Crowe. “However, against the improving demand for new homes, concerns are now

rising about the lack of building lots in certain markets and the rising cost of building materials. Given the fragile nature of the

housing and economic recovery, these are significant red flags.” Derived from a monthly survey that NAHB has been

conducting for the past 25 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current

single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.”

The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.”

Scores from each component are then used to calculate a seasonally adjusted index where any number over 50

indicates that more builders view sales conditions as good than poor.

All three HMI components posted gains in September. While the component gauging current sales conditions

increased four points to 42,

the component gauging sales prospects in the next six months rose eight points to 51 and the component

measuring traffic of prospective buyers edged up one point to 31.

Builder confidence also rose across every region of the country in September. Looking at the three-month

moving average for each region, the Midwest and West each registered five-point gains, to 40 and 43,

respectively, while the South posted a four-point gain to 36 and the Northeast posted a two-point gain to 30.

House plan modifications Because the average square footage of the American home has decreased in size for the first time in 30 years, homeowners want more outdoor living areas and they are making them a priority.  Homeowners are more eco-conscious now and are looking for ways to save on their energy costs to maintain their homes.  House plan modifications are one way to accomplish this goal.  In order to modify a home plan the Designer/Architect will need an idea of what areas need to be changed and what areas need to be opened up to provide outdoor vistas.  The interior home can be changed to spill over into the outdoor areas.  An outdoor kitchen properly planned can be innovative and eco-friendly.  It may have a built-in gas grill, a refrigerator, a bar sink, a fireplace, and even a built in television making the outdoor space usable most of the year.  The outdoor space when properly designed will need a dining space as well as an area to entertain.  Places for outdoor all weather furniture and a sound system can be planned by the Designer of the home plan modification. Mosquito/insect eliminators, including the use of motorized screens are also popular and can be incorporated in the house plan modifications. Outdoor fireplaces and firepits  are pretty and when properly planned can be a good source of heat. For outdoor cooling, your designer can specify fans or misting systems. Designing all of these elements to work together will lead to low-maintenance, nice looking and long lasting results.

Getting creative with bonus rooms .  Homeowners with "bonus" rooms may decide to get creative and find ways to increase

the value of their home, so initial planning in the basic design of their home is time well spent with their Architect/designer. 

The design professional can guide the prospective homeowner in creative uses for their "bonus" room.  The homeowner wants

to get the maximum usage from such rooms and allow for potential buyers later on to see the rooms as desirable. 

One way to strike a balance between planning for their own use as well as potential use for resale may be to create a home office

which will appeal to students as well as professionals. This home office could be combined with a library to offer even more

functionality and interest.  Attics are multipurpose rooms that could potentially make a good master bedroom, guest room,

or children's room.  With this idea in mind the design professional will need to navigate local zoning requirements. 

Another option might be to finish a basement, which may be relatively easy and affordable.  The finished basement could

serve a variety of purposes, including a space to entertain guests , a playroom for children, an additional bedroom for adult children

or an owner's parents or a "man cave".

What is included in a set of Luxury House Plans?  That question can be answered by reviewing our example plan section on our website, www.dallasdesigngroup.com. The first thing that is provided in a set of Luxury House Plans is the Cover Page. This page provides a cross reference and numbers all the pages outlining exactly what is included in a set of Luxury House Plans.

The Cover Page consists of a black and white rendering, the sheet number index for the plan, the plan name, and our company’s contact information.

The next page is our Foundation Plan. This sheet provides an example of a slab-designed foundation. We also offer basements and pier-and-beam foundations as modifications to any of our plans (subject to a designer’s review.) Basements and pier-and-beam foundation plans require a modification quote.

The Next page is the First Floor Plan. On this sheet you will find all the dimensions and notes for the first floor. All requisite aspects of the floor plan are precise, though the details of flooring material and non-structural aesthetics are left to the discretion of the buyer.

On the next page in a set of Luxury House Plans you will find the Second Floor Plan if applicable. Some luxury house plans have one floor, two floors, even three floors. Some have basements, some have outdoor living areas including elaborate porches, patios, verandahs, porticoes and more. On the next sheet you will receive all dimensions and notes for the second floor. We pride ourselves on the accuracy of our measurements and dimensions on all of our plans. Exact flooring materials, appliance selection and non structural aesthetics are left to the discretion of the buyer.

The next page is the First Floor Lighting and Electrical Plan. On this sheet you have a schematic of the lights, electrical plugs, phone locations, and code items such as smoke detectors. All of our luxury house plans are designed to the highest standards.

Next you will find the Second Floor Lighting and Electrical Plan. The same details are provided for both first and second floor. Please contact us so we may provide you a modification quote for any changes you wish to make to the original plan.

After lighting and electrical you will find the Front and Rear Elevations. Here you have the detailed drawings of the front and rear elevations of the home along with any notes and exterior dimensions that may be required to complete construction. The elevations show the contractor’s exterior materials, general architectural design intent, types of openings and other details. All of our elevations are drawn to ¼ scale.

Next is the Left and Right Elevations. On this sheet you have the detailed drawings of the left and right sides of the home along with any notes and exterior dimensions that may be required to complete construction. The elevations show the contractor’s exterior materials, general architectural design intent, types of openings and other details. All of our elevations are drawn to ¼ scale.

The Roof Plan in a set of luxury house plans is very important. This sheet roof plan is an integral piece of a well-designed set of elevations. Roof cuts are shown to demonstrate how the architectural design is intended to make the elevation aesthetically pleasing to the eye. From our roof plan, your builder has everything required to build a precise and beautifully designed roof. Our roof plans are drawn to ¼ scale.

Our roof plans are accurate, work properly and include numerous geometric cuts and angles of the elevations.

Many typical plan packages have four to six elevations on the roof plan. We feel that is not enough, so we may show as many as eight to ten – simply to verify the roof can be built the way it was designed. We pride ourselves on the accuracy and detail of our roof plans.

This is our Sections Page. Sections are used to further describe any architectural intent (beyond what is provided in the floor plan’s notation sections.) Not all of our plans include sections because they may not have been required with the original design.

Improving Housing Markets

September 10, 2012 - The number of improving housing markets across the country rose to 99 in September, according to the National Association of Home Builders/First American Improving Markets Index (IMI), released today. This is up from 80 metros that were listed as improving in August and includes representatives from 33 states as well as the District of Columbia.

The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. Markets added to the list in September include such geographically diverse locations as Tucson, Ariz.; Jacksonville, Fla.; Springfield, Ill.; Greenville, N.C.; and Bend, Ore.

“The number of improving housing markets grew by 19 in September as 68 metros retained their spots, 31 new metros were added and just 12 dropped off the list,” noted Barry Rutenberg, chairman of the National Association of Home Builders (NAHB) and a home builder from Gainesville, Fla. “This solid growth is an encouraging sign that housing continues on a slow but steady recovery path that is gradually advancing from one local market to the next.”

“More metros across the country are experiencing a sustained uptick in house prices, employment and new building activity as rising consumer confidence in local market conditions pushes more people to consider a new-home purchase,” observed NAHB Chief Economist David Crowe. “That said, overly tight lending conditions for builders and buyers continue to slow this process considerably.”

“Combined with recent positive reports on builder confidence, housing starts and new-home sales, the September IMI adds to the growing consensus that housing is finally moving in the right direction, which in turn is spurring more potential buyers to get off the fence,” added Kurt Pfotenhauer, vice chairman at First American Title Insurance Company.

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. The index measures three sets of independent monthly data to get a mark on the top improving Metropolitan Statistical Areas. The three indicators that are analyzed are employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac and single-family housing permit growth from the U.S. Census Bureau. NAHB uses the latest available data from these sources to generate a list of improving markets. A metropolitan area must see improvement in all three measures for at least six months following those measures’ respective troughs before being included on the improving markets list.

Of all the components involved in a structure,  there is none more significant than the foundation upon which a structure is built.  In custom house plans if this part isn't right, the rest of the structure is like to be negatively affected.  It is true that mistakes can be made during construction, however none are quite as concerning and as permanently visible as those mistakes occurring in a foundation.  For this reason it is important to focus on the most permanent part of every structure and get it right...the first time.   The site upon which a foundation is constructed should be carefully considered. Water must drain away from the foundation, and the lot must drain in accordance with local building codes.  Site drainage is an important consideration when purchasing land/lots as occasionally the high point of the lot isn't high enough to drain to the point of discharge given the distance of travel.  This means the site must have sufficient slope, hence, the foundation pad must be elevated so that water slopes away from all areas of the foundation.  Custom house plans designed by Architects/Designers may often require engineered foundation plans that are site specific.  Oftentimes they are needed to verify critical elements of the foundation.  Engineers often use a form survey as a double check to insure that forms are in the proper location and that the foundation will not extend into areas where a structure is not intended or permitted.  The foundation for custom house plans is extremely important and needs to be inspected to assure the homeowner that it conforms.

Many luxury home plans are created by the Architect/Designer in various styles. These may include Mediterranean, Tuscan, Greek Revival, Low Country, Plantation, Tudor, Spanish, Mission, Contemporary, Georgian, Chateau, Mansion, French, french Country, French Chateau, and Modern to name some of the more common styles.   One of the features commonly used in certain luxury house plans is columns.  Three of the most well known types of columns are Doric, Ionic and Corinthian,  Each of these three types are defined by the details of the column capital, the shaft and the base.  The refined Ionic capital may curl into a ram's horns at the corners.  The Doric column in contrast is designed to show sturdy simplicity, hence the Doric is the least elaborate of the three column types and features a round pillow-shaped capital.  The Corinthian capital appears more fancy and shows acanthus leaves actually around its vase-like shape. There are many styles of columns, the three mentioned are typical Greek influenced columns.  There are Roman influenced columns, Tuscan columns, and contemporary columns just to name a few of the available styles.  Selecting the appropriate style of column for your luxury home plan is a job for the highly trained professional .  In modern times columns are available in cast stone, wood, limestone, concrete and fiberglass.

Your house plan reflects your personal style, your comfortable environment.  When it comes to entertaining, you must decide  how often are you and your family going to have sit-down dinners, that is, a "dinner party"? Rethinking the use of dining space may be necessary when you and  your home plan designer plan the rooms in your new home.  Perhaps the dining room may be the room least used.  Reinventing the dining room so that it may used for other purposes requires rethinking.  In order to actually live in your dining space it might be better suited to be a second intimate living space or a library or even a fully functioning office thus creating a dual-purpose room.  With a drop-down table you might still have a small dining area.  It is often a good idea to intermingle rooms and styles to maximize the potential use off various rooms in the home plan. Designing a home that will be true to your needs will enable the homeowner to have traditional house plans that are flexible and comfortable.  In order to create the sense of comfort the design professional must have a full understanding of the lifestyle needs of their client.  The art of home planning necessitates being a good listener and being able to distinguish between what the homeowner needs and what they think they want.  Adapting various rooms to serve several functions allows the homeowner to choose between various uses for the same room. With young children the room may serve one purpose, with teenagers another purpose and with aging parents the room  may be put to still another use. All these serviceable areas, or rooms offer flexibility in the new traditional home plan. Many of today's Mediterranean homes developed from the casa romana style of house plan, while many Spanish home plans developed from a combination of the casa romana and Celtic casa celta.  The Casa romana houses were usually whitewashed with a central courtyard and a flat roof that could be used as a terrace.   The central courtyard was often called a patio.  The word Castille referring to a castle is often applied to many Mediterranean homes. Many of the early Mediterranean homes were not large by today's standards.  Through the years as political and economic stability came to the Med, home plan designers began enlarging the house plans following French and Italian designers and then embellished them. In a Mediterranean designed home plan it may seem as if time passes slowly as the owner desires and the designer provides a sense of flowing ease and comfort.  Oftentimes, the library is one of the most important rooms in the home plan and may have bookcases which reach from floor to ceiling; it is a place to retreat and contemplate, and may even serve as the owner's study.Another feature of many Mediterranean home plans is a wine room, wine cellar, or a wine grotto room.

  The top  home decor trends for  for your  2012  house plans are discussed here.    From warm woods and creative colors to memorable murals and tailored textures, 2012 offers a multitude of options for those interested in giving their homes a fresh look.  Upholstered furniture coverings are being driven more by texture and less by prints.  Last year's bulky stationary pit sofa will be replaced by lower backs and seats along with smaller "footprint" pieces clustered into conversation groups for more flexibility and ease of interaction. There is a movement in woods from very dark mahogany and espresso to lighter and mid-toned woods, with raw natural walnut, cherry and white oak being especially prevalent. Small house plans may be defined as plans for homes up to 2000 square feet in size. Many home plans in this size range may be exactly what the homeowner needs to build a cost-efficient plan.  While saving energy and also being more cost effective the floor plan for a small home plan can be created by our talented designers to create a space saving environment.  In smaller homes often the dining room is eliminated and the family room will be opened up to the kitchen.  An eating area may be created at the kitchen counter or with having an open space for a table and chairs seating arrangement.  Porches may provide an outside dining area. Often smaller houses are designed for a young couple or for retired individuals but with lot costs escalating many homeowners are willing to build small house plans because they are more affordable to build and maintain.   Special colors and tiny nooks make childhood more magical.   When you meet with your Architect/Designer to begin the process of designing your custom house plans remember that small spaces can be magical.  Whimsy is the lone characteristic you can count on to maintain its relevance in your child's room for a prolonged period of time.  Well into their pre-teen years, kids appreciate excitement and a sense of humor.  Remember that in your custom house plans the design of exaggerated lines, shapes, colors and even texture can be used to create an extraordinary place where the realities of the outside world don't necessarily have to govern.  Paint which is a relatively low-priced commodity can make one of the largest impacts from the get-go.  For the life of a child's room, consider having your custom house plans designer provide ideas for building in storage or a study area.  Another worthwhile built-in-idea is a window seat.  This is an area to crawl into and read a book.  A great idea is to build the window seat in the child's room using paint-grade material so that as the child grows you can easily change the flavor of the pictured room just by altering the color on the walls.  Children tend to love spaces that are tiny.  They like to crawl under things and open up compartments, and when your custom house plans have these things designed especially for them, they'll remember these kinds of elements for the rest of their lives.  Make your chlid's room fun and practical at the same time. Dallas Design Group     Dallas Design Group offers a large number of luxury mansion floor plans on their online site Dallas Design Group.com.  There are many characteristics of luxury mansions but first in most people's mind is size.  Mansions offer grandeur and sophistication in their design.  Luxury mansions will have enchanting interiors. exceptionally detailed mill work throughout the home, exclusive furniture-inspired cabinetry, hand textured walls, some with faux finishes, and tumbled marble, slate, and perhaps antique tile baths.  Soaring dome ceilings are prominent in luxury mansions and draw the eye upwards.  Libraries are richly paneled and may feature a beamed ceiling and a fireplace and sitting area.  A wine grotto will likely be in the floor plan for luxury mansions along with a separate wet bar.  The master suite will be grand with a possible separate sitting area and may exhibit a barrel-vaulted ceiling.  Hand painted murals and even leaded glass windows are often used throughout luxury mansions. The master bath will be opulent and demonstrate sumptuous elegance. The lush master bath suites in luxury mansions are a haven of beauty and relaxation. They may offer a built-in coffee and wine bar and an exercise room adjoining.

I was privileged to work with Dallas Design Group in the architectural design of 10 speculative homes and over 40 build-to-suit residences. Their luxury mansions are superb. I always knew that once my prospects met with DDG, viewed a rendering of the front elevation and a one-eighth-inch floor plan, this would become a home I would soon begin building.

Foundation Plan

The next page is our Foundation Plan. This sheet provides an example of a slab-designed foundation. We also offer basements and pier-and-beam foundations as modifications to any of our plans (subject to a designer’s review.) Basements and pier-and-beam foundation plans require a modification quote.

 

First Floor Plan

This is our First Floor Plan. On this sheet you will receive all dimensions and notes for the first floor. All requisite aspects of the floor plan are precise, though the details of flooring material and non-structural aesthetics are left to the discretion of the buyer.

 

Second Floor Plan

 

This is our Second Floor Plan. On this sheet you will receive all dimensions and notes for the second floor. We pride ourselves on the accuracy of our measurements and dimensions on all of our plans. Exact flooring materials, appliance selection and non structural aesthetics are left to the discretion of the buyer.

 

First Floor Lighting & Electrical Plan

 

This is our First Floor Lighting and Electrical Plan. On this sheet you have a schematic of the lights, electrical plugs, phone locations, and code items such as smoke detectors. All of our plans are designed to the highest standards.

 

Second Floor Lighting & Electrical Plan

This is our Second Floor Lighting and Electrical Plan. The same details are provided for both first and second floor. Please contact us so we may provide you a modification quote for any changes you wish to make to the original plan.

 

Front & Rear Elevations

 

This is our Front and Rear Elevations. Here you have the detailed drawings of the front and rear elevations of the home along with any notes and exterior dimensions that may be required to complete construction. The elevations show the contractor’s exterior materials, general architectural design intent, types of openings and other details. All of our elevations are drawn to ¼ scale.

 

Left & Right Elevations

This is our Left and Right Elevations. On this sheet you have the detailed drawings of the left and right sides of the home along with any notes and exterior dimensions that may be required to complete construction. Roof Plan

 

This is our Roof Plan. This sheet roof plan is an integral piece of a well-designed set of elevations. Roof cuts are shown to demonstrate how the architectural design is intended to make the elevation aesthetically pleasing to the eye. From our roof plan, your builder has everything required to build a precise and beautifully designed roof. Our roof plans are drawn to ¼ scale.

Our roof plans are accurate, work properly and include numerous geometric cuts and angles of the elevations.

Many typical plan packages have four to six elevations on the roof plan. We feel that is not enough, so we may show as many as eight to ten – simply to verify the roof can be built the way it was designed. We pride ourselves on the accuracy and detail of our roof plans.

 

Sections Page

This is our Sections Page. Sections are used to further describe any architectural intent (beyond what is provided in the floor plan’s notation sections.) Not all of our plans include sections because they may not have been required with the original design.

Every plan we sell comes with three standard typical detail sheets on construction. These sheets are used to cover a broad range of many everyday situations that may occur on a construction site.   Remodeling a home necessitates a plan.  Consulting with your Architect/Designer will aid in the process.  When remodeling bathrooms , some homeowners prefer to add special features that give the room a spa-like feel.  Planning ahead for your house plan modifications will enable you to visualize the renovations.  A whirlpool tub is one such feature that can help transform an ordinary bathroom into a relaxing oasis.  Whirlpool tubs have many benefits which have helped the industry become a billion-dollar business.   Massage and water therapy can be instrumental in reducing stress and easing tired muscles.  Some people depend on a soaking bath with rejuvenating water jet propulsion as part of a sports rehab regiment or to alleviate pain associated with arthritis.  Since whirlpool baths come in different dimensions and shapes for just about every bathroom,  proper planning for your house plan modifications will help you choose the proper tub and its placement along with other bath renovations. 
The most common shapes include corner size, recessed, platform or freestanding.  Whirlpools can also be sized to fit two people or just one person.  Many people prefer a corner style or a platform bath because they are easier to fit than most.  Whirlpool

  This year the one-story house plan is making a comeback.  These 2012 house plans are considered an Architectural gem.  They are easy to live in, furnish and maintain with fairly open, modern yet somewhat modest layouts.  Now these style homes maybe the comeback kid for multiple reasons.  Many of the baby boomers now ask for a single story home because they do not want to climb stairs or they may want to bring aging parents to live with them.  They may decide to have two master bedrooms designed in their 2012 house plans.  One example of these newly created plans is a newer version of the 1920's ranch style home.  The ranch is appealing, and an affordable choice for young families.  Many buyers of 2012 house plans like this ranch stye home because they view it as an easier living option than some traditional designs since the living spaces can be opened up.  These style 2012 house plans are easy to to make contemporary.  Open-plan living has become popular with many people.  One advantage is that they do not require heating and air conditioning a second floor.  As we become more energy conscious, this may be an important factor for many homeowners.  Some features that may be included with these 2012 house plans include an indoor barbecue in the kitchen, or a stacked stone hearth and fireplace.  Some designers have compared the single story house plan the equivalent of "the little black dress: that can be adorned .   Some homeowners even allow 50 to 70 percent of their newly designed 2012 house plans for entertainment space.  One example of a way to do this would be opening up narrow hallways to adjoining rooms.

What exactly is included in a set of Blueprints from an architectural design firm. At Dallas Design Group we have been creating blueprints since the days when the prints were actually blue, hence the name "blueprints." What blueprints are is a set of detailed instructions on how to build a home. Your architect or designer will lay out the specific details that are needed to guide your home builder and his subcontractors through the various stages of home construction. At Dallas Design Group we also create blueprints for apartment construction, townhomes, medical buildings, office buildings, outdoor living structures, as well as luxury homes. In a complete set of blueprints from Dallas Design Group you will receive the following:

1) A generic Foundation Plan. This plan is meant to be used as a general guide for your builder and shows the location of the foundation on your lot or land. Once you are ready to build, your actual foundation plan used during construction will need to be designed by a foundation engineer. Your builder can help located a licensed foundation engineer who is an expert at designing foundations. He or she will most likely call for a soil test to determine the specific soil conditions that exist at your construction site, and then he will design a foundation that is specific for your home site.

2) An Elevations page-this page included in a set of blueprints shows all four sides of the home, front,rear,left and right. This will show you specific architectural elements such as window locations, shutters, doors, garage bays, patios, screening walls, balconies and much more. This page shows what the house will look like when it is built depending on your choices for your exterior finish out materials. Your builder will provide you with many different options such as stone, brick, stucco, slate, wood and more.

3) Floor Plans- The blueprints will also include a detailed set of floor plans, these floor plans locate on of the rooms, show all the dimensions, show locations of appliances, doors, windows, window types and height, door height, garage dimensions, fireplace locations, and much more. The floor plans are what is used most by your builder his subcontractors when the house is under construction. These plans will also generally be provided to your city where you live as a requirement in obtaining your building permit.

4) Basement Plans- In a set of blueprints that include a basement, the layout of the basement will be included. The locations of the rooms, the sizes and dimensions and any architectural features will be described. Some basements are walk out basements, some are used for extra storage or perhaps a laundry area that is not located in the main part of the home. At Dallas Design Group we have designed many different types of basement plans and will be happy to help you design yours!

5) Lighting and Electrical plans- In a set of blueprints the next pages will be the lighting and electrical plans. On these sheet you will see a schematic design of the lights, electrical plugs, phone locations, ceiling fans, and any code items such as smoke detectors.

  Exotic hardwoods came on the market strong about a decade ago  and were primarily used in building luxury house plans or in remodeling luxury homes.  When meeting with your Architect/Designer plan to discuss the use of exotic hardwoods in your new house plans.
