When you schedule a meeting with your Architect/Designer it is important to discuss
planning a space for your fireplace. It is wise to consider the location of the fireplace
in a new home during the planning phase because its location can affect how well the
chimney draws the smoke out of the house. Remember it takes only slight pressure
differences between the top of the chimney and the interior of a house to suck the
smoke back down into a room. When you're planning the fireplace design for your new
home, try locating the fireplace on the side facing the prevailing winter winds,
which in most cases will be the west and northwest. Should your new home plans
be built in a low area surrounded by hills, the wind direction may be different.
The main reason to locate the main fireplace in your home toward the prevailing
wind is for combustion air. With higher air pressure on the side of the house facing
the wind, the outdoor combustion air will be slightly pressurized. The air pressure
difference will help force the smoke up the chimney. Another important consideration
in your fireplace design in home plans is to try to avoid locating the fireplace adjacent
to tall upwind trees, because as wind sweeps up and over trees the air may create a
downward rolling action that impedes the smoke from exiting the chimney. Locating the
main fireplace in the center of the home is a good idea. The chimney itself will stay
warmer, especially when there is no fire burning, than when it is located on an outside
wall. Then, less heat is required initially from the wood to create the natural updraft
in the chimney. Another advantage of an interior chimney is energy efficiency. Instead
of losing all that heat from the hot smoke to the outdoors, the heat from the chimney
stays indoors. This will reduce the heating load on the furnace or heat pump and lowers
heating bills. Remember a smoking fireplace can ruin the ambiance and pleasure of a
crackling fireplace.

Your Architect/Designer will be able to help you design a special laundry room for your new house plan.
The laundry room does not have to be a dark or boring place. It can be a place where you actually like to spend time.
Your specially designed house plan will enable you to end up with a laundry room that you love going into because
it can be done creatively by your house plan designer. Your designer may advise you to accessorize away. Meaning,
find fun things to put into the room. Many of these can be designed in the house plan design process. Matching ,
colorful storage bins are one example. You may also choose to use baskets and area rugs with colorful patterns.
Creating visual moments on counters can be done by adding coordinating canisters for detergents or other
cleaning products. The goal is to make the space stylish while keeping the room practical for everyday use.
Another goal is to discuss proper lighting in your laundry room. Your house plan designer is trained in this area.
You may want to use lighting that will warm up the space and make it more comfortable, such as easy-to-install
halogen track lights. This type of lighting is great for directing light onto work areas. You may also want to think
about nice pendant lights over a "folding counter" or island to add some visual interest to the room. Choose a
color you love for your laundry room. The next consideration is to bring in some sound. Discuss this with the
designer of you new house plan. The new house plan can be created with a space specifically designed
to accommodate a small sound system which will make the time spent there more enjoyable. You may want to
consider a special area in your laundry room to display family photos or to display your child's artwork.
The point is to surround yourself with things you love so doing the laundry can feel like fun.

| Builder Confidence Continues Improving in December |
December 18, 2012 - Builder confidence in the market for newly built, single-family homes rose for an
eighth consecutive month in December to a level of 47 on the National Association of Home Builders/Wells Fargo
Housing Market Index (HMI),released today. This marked a two-point gain from a slightly revised
November reading, and the highest level the index has attained since April of 2006.
“Builders across the country are reporting some of the best sales conditions they’ve seen in
more than five years, with more serious buyers coming forward and a shrinking number of vacant and
foreclosed properties on the market,” observed NAHB Chairman Barry Rutenberg, a home builder from
Gainesville, Fla. “However, one thing that is still holding back potential home
sales is the difficulty that many families are encountering in getting qualified for a
mortgage due to today’s overly stringent lending standards.”
“While there is still much room for improvement, the consistent upward trend in builder confidence over the
past year is indicative of the gradual recovery that has been taking place in housing markets nationwide
and that we expect to continue in 2013,” noted NAHB Chief Economist David Crowe.
Derived from a monthly survey that NAHB has been conducting for the past 25 years, the NAHB/Wells Fargo
Housing Market Index gauges builder perceptions of current single-family home sales and sales
expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate
traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each
component are then used to calculate a seasonally adjusted index where
any number over 50 indicates that more builders view sales conditions as good than poor.
Two of the HMI’s three component indexes are now above the critical midpoint of 50.
The component gauging current sales expectations rose two points to 51 in December,
while the component gauging sales expectations in the next six months slipped one point, to 51.
The component measuring traffic of prospective buyers increased one point, to 36.

As you meet with your Architect/Designer to begin your preliminary house design plan to discuss
your home office. Your home office should be designed to provide both comfort and productivity.
You live in a connected society-connected through e-mail, social networks, video conference technology,
instant messaging, smart phones, etc. Many of us work in our homes at least a few hours a week.
Having a dedicated office space can help you stay productive , efficient, and organized. This is why it is
important to think through how the space will be used and to ask yourself these questions. What activities
will take place in the space? Who will be using this area? What are the storage needs? What time of day
will it be used most often? Where in your home will be the best place to have your home office designed?
What type of connectivity/technology will be necessary for this space? Once you have your answers it is time to
start your design process. Remember, a home office should be comfortable, but not so casual that it lacks structure
and function at the expense of productivity. Plan for your office storage to be orderly and organized. Good lighting
in a home office is essential. Overhead lighting is helpful, but your desk and workspace should also feature a few task
lights for reading, writing, and computer work. Adding a table lamp can add a homier feel. The amount and type of

presenting your ideas to the professional you have selected to prepare a
well-thought-our design. Sometimes psychology is at play in the beginning
design phase. Have pictures or images of a particular design element to
present to your Designer. This will help them in many ways. It may be a
memory or idea from your past that you want to incorporate in your new
house plan design. You may decide to show a particular furnishing or work
of art that you want to incorporate and your Architect/Designer will need exact
measurements for furniture placement in your rooms and wall space to
accommodate your special art. The ultimate design of a home should be
reflective of those who will live in the house plan. Good house plan design
philosophy creates a great design that everyone loves. Your Designer's vision

. What's included in my house plans set purchase?
Answer:
Study set: A study set of plans includes floor plans and elevations only and are not for use of construction. They are intended for you or your builder to use to help you decide if the home you have chosen will fit on your lot and into your budget.
Construction sets: This includes 5 to 8 sets of plans which include all four exterior views, complete floor plans, a basement or foundation plan, a roof plan, building sections, and any other details necessary to explain how to build your home. This is the basic package that you need to obtain a building permit, secure your financing, and to actually build from.
Reproducible Set: These are modifiable originals for customers/builders interested in having a local designer make changes to the design of the plans. Only the original purchaser has the right to build one home from the plans purchased, you may not rent, lease, loan, give, transfer or sell copies of the plans.
CAD Set: A full set of Construction drawings in Auto-cad. These can be used by your local architect or designer to make changes to the plan.
2. Can I modify stock house plans? How long will it take?
Answer:
Yes, we offer modifications to our plans . We offer free modification quotes and our rates are very reasonable. At Dallas Design Group we understand that you want your plan to be modified to suit your exact needs and any of our house plans can be changed accordingly. 3. Can I purchase a plan and have it modified by someone else?
Answer:
Yes, if you purchase a CAD set or Reproducible vellums you can take those plans to a local draftsman or Architect to have changes made.
4. What do I do after purchasing my plans from you?
Answer:
The first thing you should do is contact your local building department to find out exactly what is required for permitting. Some areas require an engineer or architect to sign-off/seal their approval to meet local building codes.
Then decide if you want to go with conventional lumber for your floor and roof system or engineered prefabricated trusses. Conventional floor and roof systems may need engineering if required by your local building department. If choosing engineered trusses, you'll need to drop off one set of plans to your local truss plant or building materials center where they will furnish truss layouts and truss details. Generally, they provide this service as part of the truss price package.
You MUST get the specific requirements from your local building department. At DallasDesignGroup.com we provide what's called the "design" and "working drawings". There are no engineer or architectural stamps/sign-off's whatsoever. Engineering is not provided with any plans and should be provided by your own hired, local Engineer.
The best place to start looking for an engineer or architect would be your local phone directory since they would need to be familiar with YOUR local building codes.
Wind load, snow load and earthquake engineering would be YOUR engineer or architects responsibility.
5. How many sets of house plans will I need to build my new home?
Answer:
We recommend that when purchasing your sets you always keep a full set for your records. Depending on your area, you will need a few sets for your builders / subcontractors, mortgage or lending institution, building department etc. The safest way to go is a 8 set minimum since blueprints can not be copied and are protected under copyright laws.
6. Can I order more sets once I've placed my original order?
Answer:
Yes, individual sets are available after your original purchase and vary in cost depending on the size of the home and the number of sheets in each set. Call us @ 1-907-0080 and we will be happy to give you a quote on additional plan sets.
7. Can you help me find a particular type of house plan?
Answer:

Many times changing a foundation type is a very simple matter and can be done during construction. 12. Do you have alternate elevations of the house plans I like?

Yes. Our designs have rear and side elevations available upon request.
14. Tell me about the "living" square footage and room size info?
Answer:
Generally, square footage is calculated as the finished (dry-walled, painted, carpeted), under heat and air square footage. It would include footage from outside framed wall to outside framed wall (not including brick, siding, stucco etc.) and anywhere the floor joists would project, such as in a cantilevered (overhanging) bay window. Other things that are typically not included in a home's square footage are garages, front, back or side porches, courtyards, patio, etc. Basements are also not included in the square footage unless they are finished. All room sizes shown on floor plans are rounded off measurements.
15. If I decide I don't like the house plans can they be returned?
Answer:
Unfortunately, no. Since it is possible to make illegal copies of the plans you received, we do not allow any refunds. You need to make sure of your order before placing it. It is also VERY important that you check the dimensions of your lot or land before selecting a house plan.
16. Are your house plans available on CAD?
Answer:
Yes, our plans are available for purchase on disk or CD ROM.
17. What codes do your plans comply with?
Answer:
Our plans are designed to specifications published by the International Building Code (IBC), and the Uniform Building Code, (UBC) . All of our plans are designed to meet or exceed the national building standards. Because of the great differences in geography and climate throughout the US and Canada, each state, country, county and municipality has its own building codes, zone requirements, ordinances and building regulations. Your plans may need to comply with the local requirements regarding snow loads, energy codes, wind loads, soil and seismic conditions and a wide range of other matters. Please check with your local building authorities before making your purchase.
18. How many times can I build the plan I purchase?
Answer:
As a registered purchaser of a plan, you are licensed to build only one structure from the plans, regardless of the number of plan sets you purchased. If you intend to build a plan more than once, contact us at 1-972-907-0080 to obtain a quote for a multi-use license.
19. What is mirror reverse ?
Answer:
A mirror reverse is exactly like looking at a set of plans in a mirror. All of the text is backwards. All of our plans can be mirror reversed for an additional fee.
20. How can I check my order status?
Answer:
You will receive an email order confirmation immediately after placing your order. You will receive an email shipping confirmation along with a tracking number when your order is shipped.
21. How long does it take to ship a set of house plans?
Answer:
Most plans are shipped by the next working day after placing your order. If any plan changes were requested you will receive a time-line from one of our designers with an estimated shipping time.
22. What is a reproducible vellum?
A translucent paper that can be used to print erasible sepias/mylars which allows the builder/engineer to make modification and revisions and then reproduce them for your sub-contractors. If you plan to make modifications or revisions to the plans, our designers offer this set which comes with a Copyright Release Form. The Copyright Release Form gives you the permission needed to make your revisions / modifications and for copies to be made.
23. Can we make copies of a plan when we purchase it?
Answer:
Generally, no. All of the plans offered on DallasDesignGroup.com are protected under copyright laws and can not be copied. If extra copies are needed please contact us @ info@dallasdesigngroup.com. The only exception is if you purchased a CAD set.
24. Do you offer custom design work?
Answer:
Yes, please give us a call to schedule a consultation with one of our designers who can work with you on pricing and designing your new home.
25. Do your plans come with a material list?
Answer:
No, full architectural drawings never include a materials list. This list is compiled by the materials supplier, you, and your builder. It is tailored to availability, suitability, and cost. Generic materials list which are often available with stock plan purchases, are of marginal use when getting an estimate, and of little to no use for bids or construction.
26. What are home building codes?
Answer:
Building codes are safety regulations pertaining to how a building (commercial or residential) should be built. They are intended to protect both builders and home buyers from building an unsafe structure. They deal with everything from nail spacing to wheel chair accessibility. Many restrictions, regulations and inspections are regionally required due to soil conditions, weather conditions, etc. There are three major nationally-recognized model building codes that are all very similar in content in the United States: UBC (Uniform Building Code); BOCA (Building Officials & Code Administrators); and CABO (Council of American Building Officials). Every state, county and local municipality has adopted some form of one, any or all of these standard building codes. DallasDesignGroup.com plans all conform to the Uniform Building Code.
27. Do these house plans meet my local building codes?
Answer:
Our house plans are drafted to meet average conditions and codes in the state of which they were designed. Because codes and requirements can change, and may vary from jurisdiction to jurisdiction, DallasDesignGroup.com cannot warrant compliance with any specific code or regulation. All of our plans can be adapted to the local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with the governing municipal codes (city, count, state and federal). In addition to the complete building plans that you order, you will also need a site plan that shows where the house is going to be located on the property. Your builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have energy codes that have to be followed. This normally involves filling out a simple form proving compliance. Now for the tricky one. There are some areas of the country that have very strict engineering codes. Examples of this would be earthquake prone areas of California or hurricane risk areas of the Florida coast. If you are building in this type of area, it is possible that you will need to hire a local engineer to analyze the house and provide additional drawings and calculations required by your building department. If you aren't sure, building departments always have a handout they will give you listing everything you need to submit for a building permit.
28. Can a contractor, or I actually build a home from your house plans?
Answer:
Yes. Our plans include most everything you need to build, including elevations, floor plans, foundation/basement plans, electrical plans,roof plans, etc. Important details, such as where the home will be located on your site, and how the water, sewer, and electrical hookups are made is something you will need to address with your contractor and local building inspector. If engineering is required by your local building department you will need to contact and hire them on your own.
29. How do I find a contractor to build my home?
Answer:
Start with the local phone book. You can also call your local Chamber of Commerce, Better Business Bureau and the local Home Builders Association to ask for recommendations. Ask friends and relatives in the area for their suggestions. Also, visit local model homes. Often the builders are there, and you can talk to them to see if they would fit your needs.
30. How much will it cost to build the home I want?
Answer:
You will need a set of plans to present to your builder who will prepare a detailed estimate.

There are many decisions to be made when you meet with your Architect/Designer
to begin the planning process for your new house plans. As the design process
proceeds you need to begin thinking about the type of roofing material to be selected
for your new home. There are many choices available and one to seriously consider is a
roofing material with real mettle. Because of affordability and ease of installation,
asphalt shingles have long been the number one residential roof choice. However,
in the newer house plans, metal roofs have slowly become a closer contender.
Though metal roofs may cost more up front than asphalt shingle roofs, they can be
much more durable for your new home. Their lifetime is pegged anywhere from forty to
sixty years, versus fifteen years for asphalt. Metal roof manufacturers say that by choosing
a metal roof for your new home plans, that may be the last time most homeowners will have
to put on a roof. Besides longevity, metal roofs also can be more energy efficient-a "cool"
solutions because reflective coatings can be applied to the base metal and reduce how much
heat enters a home. Aesthetics are yet another plus. Metal roofs come in a variety of
configurations , from standing seam to stamped panels and shingles. With Kymar-based
pigments, they can add vibrant color that withstands strong sunlight for decades.
It may be best to consider a higher-weight panel depending on the area where you plan

Many luxury home plans are created by the Architect/Designer in various styles. These may include Mediterranean, Tuscan, Greek Revival, Low Country, Plantation, Tudor, Spanish, Mission, Contemporary, Georgian, Chateau, Mansion, French, french Country, French Chateau, and Modern to name some of the more common styles. One of the features commonly used in certain luxury house plans is columns. Three of the most well known types of columns are Doric, Ionic and Corinthian, Each of these three types are defined by the details of the column capital, the shaft and the base. The refined Ionic capital may curl into a ram's horns at the corners. The Doric column in contrast is designed to show sturdy simplicity, hence the Doric is the least elaborate of the three column types and features a round pillow-shaped capital. The Corinthian capital appears more fancy and shows acanthus leaves actually around its vase-like shape. There are many styles of columns, the three mentioned are typical Greek influenced columns. There are Roman influenced columns, Tuscan columns, and contemporary columns just to name a few of the available styles. Selecting the appropriate style of column for your luxury home plan is a job for the highly trained professional . In modern times columns are available in cast stone, wood, limestone, concrete and fiberglass.

The top home decor trends for for your 2012 house plans are discussed here. From warm woods and creative colors to memorable murals and tailored textures, 2012 offers a multitude of options for those interested in giving their homes a fresh look. Upholstered furniture coverings are being driven more by texture and less by prints. Last year's bulky stationary pit sofa will be replaced by lower backs and seats along with smaller "footprint" pieces clustered into conversation groups for more flexibility and ease of interaction. There is a movement in woods from very dark mahogany and espresso to lighter and mid-toned woods, with raw natural walnut, cherry and white oak being especially prevalent. Whimsy is the lone characteristic you can count on to maintain its relevance in your child's room for a prolonged period of time. Well into their pre-teen years, kids appreciate excitement and a sense of humor. Remember that in your custom house plans the design of exaggerated lines, shapes, colors and even texture can be used to create an extraordinary place where the realities of the outside world don't necessarily have to govern. Paint which is a relatively low-priced commodity can make one of the largest impacts from the get-go. This year the one-story house plan is making a comeback. These 2012 house plans are considered an Architectural gem. They are easy to live in, furnish and maintain with fairly open, modern yet somewhat modest layouts. Now these style homes maybe the comeback kid for multiple reasons. Many of the baby boomers now ask for a single story home because they do not want to climb stairs or they may want to bring aging parents to live with them. They may decide to have two master bedrooms designed in their 2012 house plans. One example of these newly created plans is a newer version of the 1920's ranch style home. The ranch is appealing, and an affordable choice for young families. Many buyers of 2012 house plans like this ranch stye home because they view it as an easier living option than some traditional designs since the living spaces can be opened up. These style 2012 house plans are easy to to make contemporary. Open-plan living has become popular with many people. One advantage is that they do not require heating and air conditioning a second floor. As we become more energy conscious, this may be an important factor for many homeowners. What exactly is included in a set of Blueprints from an architectural design firm. At Dallas Design Group we have been creating blueprints since the days when the prints were actually blue, hence the name "blueprints." What blueprints are is a set of detailed instructions on how to build a home. Your architect or designer will lay out the specific details that are needed to guide your home builder and his subcontractors through the various stages of home construction. At Dallas Design Group we also create blueprints for apartment construction, townhomes, medical buildings, office buildings, outdoor living structures, as well as luxury homes. In a complete set of blueprints from Dallas Design Group you will receive the following:
1) A generic Foundation Plan. This plan is meant to be used as a general guide for your builder and shows the location of the foundation on your lot or land. Once you are ready to build, your actual foundation plan used during construction will need to be designed by a foundation engineer. Your builder can help located a licensed foundation engineer who is an expert at designing foundations. He or she will most likely call for a soil test to determine the specific soil conditions that exist at your construction site, and then he will design a foundation that is specific for your home site.
2) An Elevations page-this page included in a set of blueprints shows all four sides of the home, front,rear,left and right. This will show you specific architectural elements such as window locations, shutters, doors, garage bays, patios, screening walls, balconies and much more. This page shows what the house will look like when it is built depending on your choices for your exterior finish out materials. Your builder will provide you with many different options such as stone, brick, stucco, slate, wood and more.
3) Floor Plans- The blueprints will also include a detailed set of floor plans, these floor plans locate on of the rooms, show all the dimensions, show locations of appliances, doors, windows, window types and height, door height, garage dimensions, fireplace locations, and much more. The floor plans are what is used most by your builder his subcontractors when the house is under construction. These plans will also generally be provided to your city where you live as a requirement in obtaining your building permit.
4) Basement Plans- In a set of blueprints that include a basement, the layout of the basement will be included. The locations of the rooms, the sizes and dimensions and any architectural features will be described. Some basements are walk out basements, some are used for extra storage or perhaps a laundry area that is not located in the main part of the home. At Dallas Design Group we have designed many different types of basement plans and will be happy to help you design yours!
5) Lighting and Electrical plans- In a set of blueprints the next pages will be the lighting and electrical plans. On these sheet you will see a schematic design of the lights, electrical plugs, phone locations, ceiling fans, and any code items such as smoke detectors.
6) Roof Plan- Another page that is included in a set of architectural blueprints is the roof plan. This is perhaps the most critical page in any set of blueprints. It takes a talented designer or architect to make sure that all the details are worked out on a roof plan and that the roofing contractor has the specific guidelines he needs to build the roof correctly. The sheet roof plan is an integral piece of a well-designed set of elevations. Roof cuts are shown to demonstrate how the architectural design is intended to make the elevation aesthetically pleasing to the eye. From a Dallas design Group roof plan, your builder has everything required to build a precise and beautifully designed roof. Our roof plans are drawn to ¼ scale. Our roof plans are accurate, work properly and include numerous geometric cuts and angles of the elevations. Many typical plan packages have four to six elevations on the roof plan. We feel that is not enough, so we may show as many as eight to ten – simply to verify the roof can be built the way it was designed. We pride ourselves on the accuracy and detail of our roof plans.
7) Sections Page- Sections are used to further describe any architectural intent (beyond what is provided in the floor plan’s notation sections.) Not all include sections because only plans where they are necessary and required.
8) General Notation Pages -All House plans and Blueprints designed by Dallas Design Group come with three standard typical detail sheets on construction. These sheets are used to cover a broad range of many everyday situations that may occur on a construction site. The detail sheets are current and accurate and describe general construction methods and show examples for your builder and help answer questions that may arise during the building process. Any specific questions should be directed to your builder, and foundation questions should be directed to your foundation engineer. Exotic hardwoods came on the market strong about a decade ago and were primarily used in building luxury house plans or in remodeling luxury homes. Wood suppliers are saying that the exotic wood category is in growth mode, fueled by diversified looks and changes in consumer tastes as well as generational shifts. When used in luxury house plans , exotic looks are ever-changing, and industry suppliers say they always offer unique, extravagant visuals along with durability. Some wood suppliers have stated that exotics offer a visual and performance that will never be found in domestic hardwoods, thus the use in luxury house plans. Another opinion states oak, hickory, and maple will never look like cumaru or ipe, two distinct exotic hardwoods currently offered in the marketplace. These two woods have inimitable beauty. Industry executives have stated that Brazilian cherry remains the most popular exotic hardwood and it currently accounts for 5 to 8% of the hardwood market, because of its familiarity to consumers. However, tigerwood has been experiencing growth resurgence. Top exotic hardwood manufacturers have recently introduced a number of handscraped lines to meet the market demand. That trend is color variation within the species-both light and dark colors within the same plank. One example comes from Acacia who has two different versions, a small leaf and a large leaf. The small leaf naturally has a dominant striping to it. Many consumers seem to prefer this style.

The most common ceiling height in homes throughout the world is 8 feet. While some may consider that a comfortable height , others, especially taller folks, will find this standard too small. Having your custom home plans designed by an Architect or a Designer can enable you to have the ceiling heights you need in your new home. In your new home you can create the feeling of height by decorating the rooms with with furnishings such as shelves that go from floor to ceiling. Painting the walls in a bright yet neutral tone such as an off-white, beige, or ivory, will contribute a feeling of lightness and spaciousness. Another method to employ in your custom home plans is to have your ceiling lacquered with a gloss paint. The light will bounce off the surface and create the idea of more space. Any bright white color will be effective for this technique. By highlighting any vertical elements you have in your rooms in a distinct color different from your wall you will accentuate them. Even adding millwork and/or mirrors can enhance height in rooms. Consulting your Architect/Designer to create a special deck plan as part of your house plan modifications is a great idea since decks are getting fancier but easier to maintain. Thee are many decking materials on the market. Wood is often used for a deck to be built because of its cost as well as authentic look. It's also durable. The undersides of most decks, even plastic ones, are still made of pressure-treated lumber, although steel frames are starting to come into the market. Pressure-treated pine is the least expensive for your deck material, and costs around $10 per square foot including labor. Cedar and redwood are popular but more expensive options. At the top end are hardwoods like ipe, which is grown in South America and is close to $30 per square foot. In considering your house plan modifications for your deck remember that there are downsides to wood. It may crack, change color,and absorb stains. It also requires more maintenance. An alternative material is composite. It is made of plastic and wood fiber. Composite does ot need staining and it can be washed off occasionally with a deck cleaner. Its cost $18 to $25 per square foot including labor. Plastic is another option for your house plan modifications to create your new deck. Plastic, or PVC decking, is newer to the market and is basically composite without the wood fiber. It stays cooler in direct sunlight but is more expensive since it is petroleum based. Another alternative decking material is aluminum. It has long been used for deck railings, but can sometimes be used for decks themselves. It is light but tough, slip resistant and lasts a long time. It does come in fewer colors than composite or PVC and doesn't have the warmth of wood. It is also the most expensive option, about $1 to $2 more per square foot than plastic. Whichever material you choose, your house plan modifications to include a new deck will give you many years of enjoyment.

When your Architect/Designer creates your custom home plans be sure to mention any potential drainage problems on your lot. Lot drainage problems can be a hassle if you will have children playing outside. A good idea is to view your lot after a rainstorm. Standing puddles maybe an obvious sign of a potential problem area. Wait one day and then visit the lot again. If the areas have dried out in a 24-hour period and now feel solid and stable, they will probably not be a problem. Keep in mind that when your custom home plans are built on the lot of your choice, there is less ground to absorb the water. In the event you are looking for a lot in a new subdivision ask the builder to see any future plans. Your lot may be very dry now, but if a clubhouse, recreational area or other streets will be located nearby and above your lot, it could be a drainage problem. A lot with a 3-to-4 foot slope across it is ideal for natural drainage for your custom home plans. Should you choose a lot with potential drainage problem areas there are some thing you can do. The foundation can be built a foot or two above the level of the ground. Slope the ground gradually away from the house to provide a natural path for the water. Installing a french drainage system is relatively simple and usually effective. Typically it is a 6-inch-wide, 2-foot-deep trench dug around the house with a perforated drainage pipe in the bottom, with the trench filled with 1-inch gravel. Your custom home plans can be built on the lot you just fall in love with, just remember to check with your real estate agent for a lot tour early on in the process.

The ideal lighting for an entire family to watch a full-length movie in the evening might be with the recessed lighting turned off and the decorative lighting at the ceiling and the wall sconces dimmed to a low level. On the other hand if your children are watching cartoons or playing video games you may want to turn on the recessed lighting to the maximum output, and turn off the decorative lighting. Classic construction, the myths and realities of old-fashioned home building and how they affect your custom house plans. Are we building better homes today than one hundred years ago? We are certainly building different homes from custom house plans. Now we accommodate new technologies from air conditioning to cable/internet wiring. We use more advanced materials such as engineered wood and non-organic drywall. There's a reason some homeowners continue to seek out turn-of-the-century houses, basically it is because of the craftsmanship. Huge, gorgeous planks of cedar and cypress were commonly used throughout the house. Nearly indestructible slate or tile roofs were the standard. Pride in craftsmanship was no more prevalent than today. The first building codes were enacted in 1927, before that there were no minimum standards. What is stucco? Stucco is a cement made of a sand and lime and water mixture. Stucco is a very durable exterior coating for homes and buildings and is usually applied with a stucco sprayer or it may be applied by hand using a trowel. There are many colors for stucco and the color comes from natural pigments. The coloring of stucco goes back to early Roman times. When considering a two-story design, The old adage that states "A man's home is his castle " is familiar and as it happens the spiral staircase most likely originated in a real-life castle. During the Middle Ages spiral stairs were used to reach the top of towers. This ancient design feature has a romantic nature and remains an elegant manner by which to access an upper or lower floor. Spiral staircases in custom house plans can be visually stimulating and aesthetically unique, bridging floors in one of the most space-conservative ways possible. Spiral staircases maximize available floor space. The very first staircases were made of stone. Today they may be metal, iron, or wood. There are building specifications that must be met when the spiral staircase is designed. The oldest spiral stair- maker in the United States . Duvinage Corporation, which was founded in 1895, is still in business.Other sources for spiral stairs are The Iron Shop, Salter Spiral Stair, and Stairways, Inc. What are empty nesters? Empty nesters currently are the eldest Baby Boomers. Empty nest house plans are created by Architects and Designers to meet the needs and wants of this group. Finding their active parenting years drawing to a close, empty nest house plans are created to meet their new lifestyles. Americans say housing strengthens communities. In 2012 housing trends we will see Americans advocating a strong housing industry which means more jobs and more money to keep local economies growning, and that the government will continue to promote homeownership through tax incentives. The latest surveys indicate that nearly 73% of Americans believe that it is reasonable and appropriate for the federal government to provide tax incentives to motivate homebuyers. 81% of voters are convinced more should be done to improve the housing finance system by providing policies that encourage homeownership to facilitate rebuilding the middle class.
Thinking about 2012 housing trends, every new single-family home built creates three full-time jobs and increases the property tax base that supports local schools. 75% of voters say that owning a home is the best long-term investment they can make. Americans still see home ownership as a key building block of being in the middle class and creating strong jobs in their communities. An overwhelming majority of voters oppose eliminating the mortgage interest deduction. 92% of voters who are aware of the possibility of raising the down paymnet requirements for 2012 homes believe it will definitely make it more difficult to buy a home. All of these factors will affect 2012 housing trends.

Builders affiliated with the Association strive to improve the quality and professionalism of the home building industry. They are concerned about the quality construction and affordability of custom homes. Home Builders Associations help builders thru education programs and seminars to keep them up to date on new housing topics and code requirements. Home building, and therefore building from custom home plans, is a dynamic and growing profession. Builders must be aware of the latest technological advances and financial trends, changes in state and local building codes and ordinances, green energy topics and much more. Association members are engaged in not only building custom home plans but apartment plans, land development, remodeling and rehab, and general light construction. The Association's associate members provide materials, products, financing and other related services, including subcontracting. Finding the builder for your custom home plans can be done in many ways. Referrals are one way. Visiting home shows like the local Parade of Homes each year is another. What is a Homebuilder and why do you need one? By definition a homebuilder is someone who builds houses as a business. Since most people want a home that reflects their personality, they seek out a Homebuilder that builds their kind of house. What are you looking at when you see an Architectural rendering on DallasDesignGroup.com? A rendering of a home plan or house plan is a depiction or interpretation of a design that was furnished to the artist. It is a drawing in perspective of an existing or proposed structure. It is literally a translation from the Architect's or designer's mind to the actual, thus an act of interpretation. A rendering provides a way to add depth, quality, and interest and it may be done in either black and white or color. The definition in art circles is a rendering is an act of interpreting something as expressed in an artistic presentation. It is a perspective drawing of an Architect's or designer's design, ie. a translation done for the purpose of presenting a theme. Ultimately, a home plan rendering is a lifelike three dimensional or two dimensional detailed drawing showing the right proportions. It highlights the attributes of design. Traditionally, rendering techniques were taught in a "Master Class", for example in the Ecole Des Beaux-Arts. This is a class in which a student works with a mentor in the study of fine arts. Contemporary Architecture uses hand-drawn sketches of homes, pen and ink drawings, and watercolor renderings to showcase designs and to represent the vision of the Architect. With a rendering the Architect's plans come to life and their vision is well represented. Some Architect's plans are illustrated with computer generated graphics.

What is the process for designing a new home? What are the steps in competing a new home design? The answers to these questions vary from job to job, but generally include some of the same elements. The first step in contemplating a new home design is to interview and select a design firm. There are many choices and many different prices to choose from when selecting a design team to complete your new home design. Ask about their experience, ask for references, ask if they have designed homes similiar to what you are looking for. Also, ask exactly what you will receive for the fees you pay. At Dallas design Group we have been designing new homes for forty (40) years. Our rates are some of the most competitive in the industry. We design commercial buildings, multifamily, apartment complexes, medical buildings and much more. After you interview and select a design firm, the first step will be to lay out your site plan. This shows how your home or building will be situated on your lot/land. Then the designer will help you decide on your floor plan. The floor plan includes the locations of all the rooms, garages, porches, patios and more along with notes and dimensions. Once the floor plans are complete, elevations are next. Your experienced new home design team will help you decide exactly what you want your house or building to look like on the outside from all four sides. These elevations outline exterior material choices, such as brick, stone or stucco, architectural details, and generally showcase the exterior features of the home. These pages will show if the style is french country, Mediterranean, traditional, Tuscan, Victorian, English or another architectural style. Once floor plans and elevations have been complete; it is time to finish the plan. The new home design plan will include electrical details, roof plan, in some cases a framing plan, and also where required, sections. Sections are cut aways that show different areas of the home from different angles as if you are looking at a slice through of that area of the home. Finally you will receive several pages of general construction notes. These notation pages are to help guide your builder in many different areas of construction. The modifications department at Dallas Design Group and Associates will work with you to customize our plans to meet your exact specifications. Within 2-3 business days, Dallas Design Group and Associates will send you a written quote for all modifications specified in writing to the modifications department. Quotes are valid for 60 days.
Once the quote is approved, we will email you a contract detailing the changes you specified. Just sign and fax, mail, or scan and e-mail it back to us. In order to begin the project we will need to receive payment for 50% of the modifications quote with the remaining balance to be paid before the project is released to the customer. Our Lead Designer will contact you when the modifications team begins work on your project. Dallas Design Group and Associates will submit the preliminary floor plan and elevation layouts for your approval before finalizing the plans. Additional changes may result in additional fees and time. You will receive a CAD or Reproducible Vellum (which ever is purchased) of the plan with changes incorporated on all affected sheets providing you with the same completed quality of plan as the original.

Proceso de Diseño Arquitectónico: ¿Cómo es Hecho? Muchas cuestiones como interpretación, fiabilidad, sitúan condiciones específicas, los gastos, gubernamentales y hasta el reglamento o reglamentación de la unión de construcción, etc. deben ser dirigidos durante la etapa del diseño arquitectónico. La tarea de manejar estas propiedades es muy difícil.
Lo siguiente es el proceso de diseño que los diseñadores arquitectónicos siguen, como definido de organizaciones arquitectónicas:
Fase 1: Diseño Esquemático
El objetivo del diseño esquemático (Dakota del Sur) es definir claramente el diseño con un alcance completo, presupuesto, y lista antes de que el proyecto sea presentado para la aprobación. En otras palabras, es sobre la determinación del alcance general, diseño preliminar, escala y relaciones entre los componentes del proyecto.
Durante este tiempo, el arquitecto examina y crea "un programa" detallado con el cliente a fin de definir sus necesidades y objetivos, como tamaño, función, y las relaciones entre espacios, carácter, e imagen. Cuando un acuerdo es alcanzado entre el arquitecto y el dueño, la disposición básica o el diseño esquemático son finalizados.
Fase 2: Desarrollo de Diseño
Los arquitectos comienzan creando diagramas de concepto básicos y esbozos ásperos. La reunión creativa conceptual y la exploración definen esta porción del proceso de diseño. El arquitecto crea el diseño inicial de construir sistemas, pero entonces amplía los estudios de diseño esquemáticos aprobados para desarrollar un dibujo más detallado que ilustra otros aspectos del diseño propuesto, a veces con la ayuda de ingenieros consejeros.

Fase 3: Documentación de Construcción

Estos dibujos trabajadores o cianotipos y especificaciones están listos a fin de definir detalladamente todos los materiales que deben ser usados en el proyecto y donde ellos deben ser localizados, así como como ellos deben ser instalados. Estos dibujos y especificaciones se hacen la parte del contrato de construcción.
Aunque esta fase sea querida principalmente para calcular los aspectos técnicos del proyecto, algún trabajo de diseño también ocurre. Durante esta etapa, sondando encuentros, encuentros ligeros, y materiales de fin como el azulejo, la alfombra, los colores de pintura, etc. es seleccionada con el cliente. Fase 4: Puja y Negociación

Fase 5: Construcción
Por supuesto, la fase final del proceso es la construcción. Durante esta fase, el arquitecto examina el progreso del trabajo y facilita cualquier cambio que puede ser requerido visitando la obra de la construcción y observando la construcción determinar, en general, si el proyecto está siendo construido según los proyectos y especificaciones.
